You’re ready to buy or build the right home – you have a budget, and you know your affordability amount. You’re pre-approved for a loan or have finances saved, and you know your timeline. You’re now a highly-qualified home buyer. The only thing standing in your way is finding that perfect house or new-build package. The great search has begun! Having a clear idea of what you want can make your efforts much easier, and to help we’ve created this house building checklist. Also, remember that building a new house is a marathon, not a sprint!
New home design checklist
Living room & family rooms
- Do you prefer an open or closed layout?
- What flooring do you prefer: wood, tile, carpet, other?
- Do you want to receive a lot of light?
- What type of lighting fixtures are in the room?
- Do you want a ceiling fan, heat pump, fireplace?
- Do you want a skylight?
Bedrooms
- How many bedrooms do you want?
- If you like split-level housing, do you want the bedrooms upstairs or downstairs?
- How large would you like each room?
- What flooring do you prefer: wood, tile, carpet, other?
- Do you require a bedroom closet or walk-in wardrobe?
- Does each room get enough natural light?
- What type of light fixtures are in the room?
- Do you want a ceiling fan or heat pump in each room?
Bathrooms
- How many full bathrooms do you want?
- How many with a shower?
- How many with a bathtub?
- How many half bathrooms do you want?
- Do you want a separate (ensuite) master bathroom?
- What flooring do you prefer: wood, tile, carpet, other?
- Do you want bathroom ventilation?
Kitchen
- How much counter space do you want?
- How much storage space do you want?
- Do you want a pantry?
- What type of material do you want used for the counter tops: marble, granite, tile, laminate, other?
- What flooring do you prefer: wood, tile, carpet, other?
- What type of appliances do you want?
- Do you want a gas or electric stove? If gas, is there gas in the street?
- If you’re buying a home, what appliances do you want included in your purchase?
- Do you want a garbage disposal?
- Do you want a water filter system?
- Is there a kitchen island?
- If you’re building, do you want a kitchen island? Does it require power outlets?
- Do you want a dining area in your kitchen?
- Do you want the kitchen to be accessible from the living room? Dining room?
Laundry
- Do you want a separate laundry room?
- What flooring do you prefer: wood, tile, carpet, other?
- How much (if any) storage do you require?
- Do you require a sink?
Garage
- Do you want a garage? Single or double?
- Do you want direct access from the house?
- Do you require storage space?
- Do you want the floor finished or concrete?
Outdoor space
- Do you require a front porch?
- Do you require a deck or balcony?
- Do you require a room for patio furniture and/or a patio cover?
